However, all these sites refer the leads to quite a few agents, and you find yourself preparing a fantastic listing presentation or buyer presentation, only to end up being beaten out by the one who offers the lowest fee.
We&#039;ve given up on all of them. We find that working our own local market aggressively provides a much better return on our advertising efforts.</description>

So maybe you are wondering what to specialize in... I know if I were an agent just starting, I would specialize in selling homes that other agents couldn&#039;t sell. To be succesful in this area, start by knowing the Santa Ana market. Price per square foot, days on the market and inventory are good keys to know and understand. Watch MLS for expired listings. Call the owner and introduce yourself. If you know the house didn&#039;t sell because it was overpriced, which almost all of the time it is, gently tell them that you can sell it if they give you 1 month and let you set the price. Most people will tell you no, so it&#039;s a numbers game. Call every expired listing and market yourself... &quot;ford6863 will sell the unsellable in Santa Ana within 1 month - give me a try!&quot;
Another strategy for a new agent in a changing/buyer&#039;s market is to specialize in rentals and rental management. An increasing number of rental properties will be coming on the market as sellers are unwilling to accept the new market condition and refuse to lower selling prices. Instead of taking a big loss, they will rent the property. 
No matter what you specialize in, you&#039;ll have to market yourself. Classified ads, billboards, flyers and websites are all important parts of your strategy. If you want to work leads, you could also try buying $50 leads from HouseValues.com ( which are real low quality, you&#039;ll have to work hard and spend about $5k to get a client) or market yourself on new websites like BuyerHunt.com</description>

		<description>I would push for a % of total revenue or profit that results from the interaction (but that can be messy), but if they push for a fixed cost, I would charge 10% of what you estimate the deal or relationship is actually worth to them (profit). Without you they don&#039;t even get the other 90%.
I offer 1% of gross revenue to anyone who refers a client to me that actually signs up. This is typically around 5-10% of net profit.

Unfortunately the real estate industry is a little bit behind in marketing themselves online, so having a website that displays the MLS data with an integrated IDX feed is probably your best bet to beat the competition. Especially since most of the real estate being sold is being done so by the newly established realtors who have mastered online marketing.
